Buying U.S. property as a foreign national
Foreign national loan programs are designed for non-U.S. citizens — including non-permanent residents — who want to purchase residential property in the United States. Many of these programs are Non-QM and focus on investment or second-home purchases, subject to lender guidelines.
Non-QM note: Non-QM loans are not eligible for purchase by Fannie Mae or Freddie Mac and may have higher rates, fees, or costs than agency loans. Terms vary by lender.
- Passport and visa or immigration status documentation
- Credit: U.S. credit, foreign credit, or larger down payments when credit is limited
- Income or asset documentation acceptable to the lender
- Down payment and reserve requirements that are often higher than agency loans
